Pennsylvania's median home sale price reached a record $320K in Mid-Q2 2026, rising from $315K in Early-Q2 as the spring market strengthened.
Statewide prices kept climbing from the start of the year, with the median home price ↑~5% yearly from $305K to $320K in Mid-Q2.
Inventory also expanded, with homes on the market ↑~12% MoM from ~40K listings in Early-Q2 to >44.8K in Mid-Q2 across the state.
Even with more choices, listings stayed ↓~5% yearly, while home sales reached ~10.9K in Mid-Q2, up from ~9.4K MoM but ↓~6% yearly.
Industry leaders said rising prices and growing inventory created a healthier, more balanced market, while buyers were urged to stay patient and prepared.
